What is block management?

Block management is the process of managing the communal areas of residential properties through the service charge. Managing a block of flats requires a professional attitude, on hand approach & competitive reliable contractors to ensure the smooth running of the site. 


Block management involves constant communication with various contractors in respect of maintenance and repairs, insurance of the building and, in some cases, provision of central heating, lighting and cleaning of common areas.


It also requires a good understanding of legislation and leasehold matters, preparation of budgets and annual accounts, as well as routine inspections to check that the property is in good order.


A major part of a role in block management is ensuring that the landlord gets value for money for their service charge payments. The building is maintained in accordance with the terms of the lease and the site is well presented and attractive to potential new tenants and owners.

Many people are dissatisfied with their current black management company for a variety of reasons:


  • Poor management of increasing issues with waste and refuse on site.
  • Anti-social behaviour.
  • Poor cleaning of communal areas.
  • Increasing management fees but little improvement in service or standards on site.


If you’ve been told that changing block management companies is a logistical nightmare - it’s not. We can assist you every step of the way, advising you on how to navigate the Right to manage process and even becoming a director of the site yourself so that you have a voice on how things are run on site.

Why claim your Right to Manage?

If you live in a block of flats and you are dissatisfied with your current management company you could benefit from the Right to Manage process. The right is available to all flat owners, in all blocks, where they fulfil the following criteria: 

  

  1. At least 50% of the flat owners within the physical block of flats must want to go through the process.
  2. At least two thirds of the flat owners within the physical block must have long leases (more than 21 years at the time of issue).
  3. No more than 25% of the block may be used for non-residential use (excludes car parks and common areas connected with the flats).

  

If your block fulfils these criteria then it is highly likely you will be able to go through the Right to Manage process with 100% success. There are a small number of technical legalities that can prevent some being eligible so you should discuss with us beforehand.
