Once you have met us and fell in love with one of our properties the process will continue as follows
Every tenant over the age of 18, entering one of our properties must be referenced to ensure they meet our criteria e.g. affordability of the rent. Once the application paperwork has been completed and the relevant documentation provided the referencing process will be initiated.
The credit checks will be carried out by an independant credit referencing agency who will contact your current landlord and employer, if applicable, to verify all the information you have provided, the referencing will consist of
✔ A Credit Assessment.
✔ Employment History.
✔ Proof of Residency / previous address search and right to rent status within the United Kingdom.
✔ Completed application form.
✔ Last 3 months wage slips / 4 weeks if you are paid weekly, if applicable.
✔ 1 Copy of your Proof of residency i.e. gas, water or electricity bill, mobile phone bill or credit card bill and right to rent documentation.
✔ 1 Copy of your Photographic I.D such as driving licence or passport.
Please be advised applicants must meet the affordability criteria, as outlined by the credit referencing agency and have no adverse credit history or CCJ’s.
Self-employed applicants will need to provide 2 years’ worth of accounts or information from their accountant confirming earning from the previous year.

A holding fee equivalent to one weeks rent will need to be paid in order for us to conduct referencing, providing the tenancy goes ahead and the referencing is successful this money will be deducted from the first month’s rent.
You will need to come to the office at the agreed time/date of the move in to sign your tenancy agreements
You will be required to pay:
✔ 1 month’s rent in advanc, minus the first week, already paid.
✔ Deposit which equates to 5 weeks rent.
The deposit will be protected with the DPS and you will be sent a certificate in the post directly from the DPS.
£50.00 for a new 6-month tenancy, if requested by the tenant.
Tenants are required to ensure they have valid contents insurance prior to collecting the keys.
Please note: All of our properties are non smoking - no exceptions
Our fee structure is not applicable to non-housing act tenancies - ask for more details.
No Pets allowed unless prior agreed.
One weeks rent as a holding deposit is payable, this is non-refundable therefore please do not proceed with a property if you are in any doubt concerning your credit file. We are happy to offer advice.
Should a tenant need to vacate a property for any reason prior to the end of the tenancy a fee of £485.00 will be payable IF the landlord agrees to terminate a fixed term tenancy prior to the expiration of the contract.
All of our properties are professionally cleaned unless otherwise stated in the inventory therefore if a tenant wishes to commence a tenancy with Cadore & Mayes Ltd they must sign and agree prior to the tenancy commencing that they will instruct our proffered cleaners to professionally clean the property prior to vacation and provide us with a copy of the invoice. This measure is in in place to limit deposit disputes and is non-negotiable.
