Rent collection only

Dream house

 Please find below details of the service we provide and the fees associated with the rent collection only service.​ 

Rent collection only service – Set Up

  • We will visit the property and offer any necessary advice in order to successfully market the property.
  • We will take details and photographs of the property.
  • We will market the property on Rightmove working alongside our preferred agent.
  • We will conduct property viewings.
  • We will ensure a satisfactory tenant is found who fits our criteria and passes all of our initial referencing.
  • We will compile the tenancy agreement and all other necessary paperwork to commence the tenancy on your property.
  • We will meet the tenant on the agreed date and ensure the move in documents are correctly completed and provide the tenant with the keys for the property.
  • We will provide the tenants with the landlords contact details.
  • We will send the landlord all of the paperwork and provide the tenant’s details.
  • We will protect the tenants deposit monies in our nominated scheme.


 Fees 

  

£499.00 (to find a new tenant)

6% of the monthly rental to collect the rent

Preparation of new tenancy agreement £75.00

£85.00 inventory check out fee relating to the return of a tenant’s deposit 

Rent Collection – Monthly Management

  • We will collect the rent and pay it into the landlord’s nominated account minus our fee
  • We will provide a statement to the landlord
  • We will manage any issues relating to the rental payment
  • We will impose our arrears procedure if necessary
  • 6% management fee (5% of the total monthly rent)


  

We are happy to compile an Inventory for an additional cost. Inventory preparation is essential to protect the landlord’s property and the tenants deposit and should be submitted to us prior to the tenancy commencing.


We are happy to conduct a periodic property inspection and report when requested for an additional fee.

  • We will visit the property and offer any necessary advice in order to successfully market the property
  • We will take details and photographs of the property
  • We will market the property on Rightmove working alongside our preferred agent
  • We will conduct property viewings
  • We will ensure a satisfactory tenant is found who fits our criteria and passes all of our initial referencing
  • We will compile the tenancy agreement /prescribed information and all other necessary paperwork to commence the tenancy on your property
  • Prior to the tenancy commencing we will conduct a detailed inventory including photographs documenting the condition of your property. A detailed condition report is absolutely essential to all landlords when renting their properties as without this they have no protection against any damages that may be caused.
  • We will meet the tenant on the agreed date and ensure the move in documents are
  • correctly completed and provide the tenant with the keys for the property
  • We will protect the tenants deposit monies into our nominated deposit protection schem

Ongoing management

  • We will conduct a property inspection every 3 - 6 months and advise the landlord of any problems.
  • We will liaise with your tenants concerning all matters relating to the tenancy and your property and only bother you when essential
  • We will advise you of any maintenance issues & obtains quotes on your behalf from our local recommended trades people should you so wish.
  • We will renew the tenancy when necessary and provide an updated tenancy agreement for the agreed fee
  • With your agreement we will arrange Gas certificates, electrical safety certificates, Energy performance certificates etc on your behalf
  • We will collect the rental income and pay it into the landlord’s nominated account and provide a statement.
  • When the tenant vacates the property, we will conduct an inventory check out inspection to ensure the property has been left in a satisfactory condition


 Fees

  

Due to the fee ban imposed by the government on 1st June 2019 we have been forced to tailor our fee structure as we can no longer charge tenants for referencing or any of the paperwork required to commence a tenancy. The fees detailed below only apply when a new tenant is required


£499.00 one off set up fee


We are more than happy to discuss fees/services with landlords and help assess which method is best suited to each individual.


 Ongoing management of the property


  From 9% monthly management fee (9% of the total monthly rent) we will consider a slightly reduced fee for multiple properties


Preparation of new tenancy agreement £75.00

Inventory check out fee £85.00 relating to the return of a tenant’s deposits.

We offer a variation of services designed to suit each landlord’s needs. The find tenant only service is designed to suit a landlord who requires a professional service up to the point of moving a suitable tenant into a property, from then on, the landlord will carry out the property management forthwith.


Please find below details of the service we provide and the fees associated with the find tenant only service.

  • We will market the property on Rightmove working alongside our preferred agent
  • We will conduct property viewings.
  • We will ensure a satisfactory tenant is found who fits our criteria and passes all of your initial referencing.
  • We will compile the tenancy agreement / prescribed information and all other necessary paperwork to commence the tenancy on your property.
  • We will meet the tenant on the agreed date and ensure the move in documents are correctly completed and provide the tenant with the keys for the property.
  • We will set up the payment from the tenants account to the landlord account.
  • We will provide the tenants with your contact details.
  • We will send the landlord all of the paperwork and provide the tenant’s details.


Prices


£499.00 (to find a new tenant)


Preparation of new tenancy agreements £75.00 (after initial fixed term tenancy)


Inventory check out fee £85.00 for us to attend the property to carry out a post tenancy inspection and manage all matters relating to the return of a tenant's deposit.


We are not VAT registered


We are happy to compile an Inventory for an additional cost. A detailed well-prepared Inventory is essential to protect the landlord’s property and the tenant’s deposit.


Should the landlord wish to compile the inventory themselves this should be submitted to us prior to the tenancy commencing, we also strongly recommend taking photographic evidence of the property.
