Our criteria and requirements for a prospective tenant to rent a Cadore & Mayes Property.
We believe great properties achieve great tenants and do our upmost to find you the best possible tenant who will love and care for your property. Detailed below is some information concerning our requirements and the referencing procedure we will carry out on all prospective applicants over the age of 18.
All applicants need to meet the affordability criteria, as stipulated by our credit referencing agency.
We do not accept applicants with adverse credit or CCJS unless the applicant pays the tenancy term in advance and the landlord agrees to the arrangement.
We do not allow smoking in any of our properties.
Pets considered with landlords agreement and subject to the signing of a pet disclaimer agreeing to have all carpets professionally cleaned upon vacation of the property.
✔Applicants must be in full time permanent employment or pay the term of the tenancy in advance.
✔ Self - employed applicants must provide two years’ worth of accounts.
✔ All applicants must be able to provide proof of employment and residency.
✔ All applicants must provide photographic identification.
✔ All applicants must agree to a credit check being carried out by us using our nominated credit referencing agency.
✔ Immigration checks for non-EU nationals via the home office documentation.
✔ We will credit check all applicants (over 18 - this may exclude lead tenant’s children).
✔ We will verify the employment information provided to us by the applicant with their employer and ensure that their employment is permanent and not agency or zero-hour contract.
✔ We will contact the previous landlord where applicable to obtain a reference ensuring the property was well maintained and the tenants did not leave owing any rent.
✔ We will search for any previous address’s or aliases relating to the applicant either declared or undeclared.
We conduct rigorous checks prior to tenancies commencing as we find this helps to ensure we get the best possible tenants for our landlords!
